Air Conditioning Service & Maintenance cost reduction scheme

Location: Nottingham

This Nottingham Hotel has 120 rooms plus various function rooms over 11 Floors. All bedrooms are cooled/heated by 11 Hitachi VRF Heat Pump systems, and the function rooms are served by central air handling plant or Split  a/c systems.

The main issue was the hotel had a “fight fire” policy when it came to service and maintenance and would not pursue a planned maintenance schedule.

This resulted, during the first year of maintenance, in high initial repair costs for the client, plus the inconvenience of having several bedrooms without cooling/heating on a frequent basis.

After significant discussions with the manager on cost reduction we implemented a scheduled maintenance scheme which made significant cost reductions to the hotel in the first year.

Our study shows that during 2007, the hotel spent around £2400 on indoor fan motors and blocked drains and around £1200 was lost in revenue due to the rooms being out of service. These breakdowns were caused by poor maintenance on the system.

In 2008 we implemented a regime of two 6 monthly services to the systems which eliminated all the breakdown costs of the previous year and saved the hotel over £1000.

This also certified the hotel with all the Fgas legislation certification now required by law.
